Application for Lease Minimize

If you would like to lease one of our properties you must apply for residency. Not all applications are accepted. Some of our policies are as follows:

  • Application for 1 person is $35. For couples the fee is $55.
  • We perform an application screening that involves pulling a consumer credit report. The consumer credit reporting agencies charge us a fee. We also spend time verifying employment, previous rental history, criminal history and other things.
  • Because of the costs the application fee is Non-Refundable.
  • We will not process any application until we receive both the application with appropriate signatures and the application fee.  We do not accept personal checks for payment of the application fee. We do accept cash, money order or credit/debit card for the application fee.
  •  You can pay the application fee by telephone using a credit/debit card.

Pet Policy Minimize

Our pet policy is to allow pets for a cost of $25 per pet added to the monthly rent.  This applies only to approved pets. Pets under 50 pounds are normally accepted. Dogs that weigh 50 pounds or more must be certified as Canine Good Citizens or CGC dogs.  This is a program available from the American Kennel Club (AKC). You can learn more about the CGC program by going to their website (just click on their banner to the right).  We manage properties for property owners.  The property owners have final say so this policy is subject to modification by the individual property owners.

Why We Require a Lease Application Minimize
If you are interested in leasing one of our properties you must first fill out an application. Leasing agencies do this so they can try to determine whether or not a person not only can but will pay the rent payments reliably and will keep the property in good condition. Leasing a house to someone is similar to giving them a money loan. Bankers talk about the three C's when considering making a loan and we do something very similar. The 3 Cs are Capability, Colateral and Character. For Capability we check employment and income. We reject all applicants whose gross monthly income is less than 2.5 times the monthly rent.  We greatly prefer 3 times the rent in gross monthly income at a minimum. For Colateral, the security deposit serves as colateral. Character is an indication of whether the person will actually pay their rent obligation and whether they will pay on time. Just because someone can, doesn't mean they will. The most common way to judge Character is the credit score. Other things that indicate character are previous rental history, evictions, criminal record, etc.
Automatic Application Rejections Minimize

The following will cause a lease application to be automatically rejected:

  • Credit score under 500
  • Monthly income less than 2.5x the monthly rent rate
  • Very recent eviction
  • Putting false information on the application
  • Having an unpaid judgment against you by another landlord on your credit report.

When we begin processing your application we look at the above criteria first and kick it out if any of the above issues do not meet our requirements. We also run your application through a point scoring system which takes into account your entire credit picture. If your credit situation is not strong enough, your application may be rejected even if  it is not rejected based on the criteria above. The above automatic criteria are listed as a courtesy so that you don't submit an application needlessly.
